The home inspection includes a visual evaluation of readily accessible systems and components at the time of the inspection.
The following items are typically inspected, as applicable and accessible:
Structural Systems
Visual evaluation of the foundation’s current performance by observing interior and exterior stress indicators such as cracks, separations, and floor slopes
Relative foundation elevations may be documented using a ZipLevel® PRO-2030 high-precision altimeter when included
Entry into and inspection of crawl spaces for pier-and-beam foundations, including framing members, visible conditions, and ventilation
Site Conditions
Grading and drainage around the home for conditions that may affect moisture management and foundation performance
Roofing and Attic
Evaluation of roofing materials and flashings by walking the roof when safely accessible
