The home inspection includes a visual evaluation of readily accessible systems and components at the time of the inspection.

The following items are typically inspected, as applicable and accessible:

Structural Systems

  • Visual evaluation of the foundation’s current performance by observing interior and exterior stress indicators such as cracks, separations, and floor slopes

  • Relative foundation elevations may be documented using a ZipLevel® PRO-2030 high-precision altimeter when included

  • Entry into and inspection of crawl spaces for pier-and-beam foundations, including framing members, visible conditions, and ventilation

Site Conditions

  • Grading and drainage around the home for conditions that may affect moisture management and foundation performance

Roofing and Attic

  • Evaluation of roofing materials and flashings by walking the roof when safely accessible

  • Entry into and inspection of the attic, including roof structure and visible insulation levels

Exterior and Interior

  • Exterior walls and veneers for conditions related to structural performance or moisture intrusion

  • Interior walls and ceilings for visible signs of water penetration

  • Operation and condition of accessible windows and doors

Electrical Systems

  • Evaluation of the electrical system, including testing accessible receptacles, switches, and light fixtures

  • Visual inspection of the interior components of the panelboard and the visible condition and installation of conductors

Heating and Cooling

  • Operation and evaluation of heating and cooling systems and accessible ductwork

Plumbing Systems

  • Operation of accessible plumbing fixtures to verify functional performance

  • Evaluation of visible plumbing components

Water Heating Equipment

  • Evaluation of water heater condition, installation, and operation

Appliances and Other Components

  • Operation of built-in appliances and components, including:

    • Dishwasher

    • Food waste disposer

    • Range hood

    • Ovens, cooktops, and microwaves

    • Trash compactors

    • Mechanical exhaust vents and bathroom heaters

    • Automatic garage door openers

    • Doorbells

    • Dryer vents

Optional Systems

  • Optional systems such as irrigation systems and swimming pools and spas may be inspected when specifically included in the scope of the inspection.
